How the calculator works
The calculator divides your loan by the property's value to give the loan to value (LTV), then compares it with the typical maximum for your purpose and property type. Purchases of residential property typically go up to 75%, refinances to 70%, semi-commercial to 70% and commercial to 65%. Refurbishments are graded by the cost of works against the current value, and ground-up development is also checked against the finished value (GDV).
How the illustrative cost is worked out
Bridging interest is charged monthly. We multiply the loan by the lowest headline rate for that product to show a monthly figure, then by the term. The arrangement fee is shown at a typical 2%. Your actual rate depends on the property, valuation, your experience and credit. Most bridges retain or roll up the interest, so you may make no monthly payments at all. What happens next
Request a call back from the calculator and your figures come through with your enquiry, so we don't need to ask twice. We'll check the deal against live lender appetite and come back with terms in writing.
